Landlord Responsibilities

The landlord is responsible for maintaining financial records

License holders for short-term rentals in Abu Dhabi must comply with the following:

  • Maintain accounting books and records according to accepted accounting principles and retain all supporting documents and invoices.
  • Provide data requested by the Department of Culture and Tourism, including booking numbers, occupancy rates, guest nationalities, and purpose of stay.
  • The department has the right to review and audit annual financial statements and final accounts certified by an external auditor, as well as the unit’s accounting records, invoices, and related documents at any time to verify income accuracy.
  • If the unit ceases operations permanently for any reason, written notification to the department is mandatory. The tourism fee at 6% will be calculated for the period prior to closure and must be settled within 60 days of cessation.

Tenant Responsibilities

  • Avoid disturbing neighbors by creating noise during nighttime or during arrival/departure times.
  • Do not host events or activities that generate noise.
