? Job Summary: The Real Estate Accountant is responsible for handling the financial reporting, budgeting, and accounting tasks related to property acquisitions, leasing, sales, and management. This includes maintaining accurate records of property revenues and expenses, preparing financial statements, and ensuring compliance with tax laws and industry regulations. Key Responsibilities: General Accounting: Maintain general ledger and journal entries for all real estate transactions. Manage accounts payable and receivable related to property operations. Prepare monthly, quarterly, and annual financial reports. Property Financial Management: Reconcile rent collections, utility charges, service fees, and other income. Track operating expenses, property maintenance costs, and capital expenditures. Analyze variances between actual and budgeted costs. Lease and Contract Review: Review lease agreements and ensure correct accounting treatment (e.g., lease incentives, rent escalations). Monitor tenant payments and issue late notices when necessary. Tax and Compliance: Prepare and file VAT returns and other regulatory filings as per UAE regulations (or relevant local jurisdiction). Assist with audits and ensure compliance with IFRS or other applicable accounting standards. Cash Flow Management: Monitor cash flow from multiple properties and prepare forecasts. Liaise with banks for reconciliations, loan payments, and interest calculations. Support to Property/Asset Managers: Provide financial data to support decision-making for acquisitions, leasing, or property sales. Assist with budgeting and performance analysis of real estate assets. Key Skills and Competencies: Strong knowledge of accounting principles and financial reporting Familiarity with real estate operations, leasing, and property tax regulations Proficient in accounting software (e.g., QuickBooks, Yardi, SAP, Microsoft Dynamics) Analytical and detail-oriented Strong Excel skills and ability to work with financial models Excellent organizational and communication skills Qualifications: Bachelor’s degree in Accounting, Finance, or a related field Professional certification such as CPA, ACCA, or CMA (preferred) 3–5 years of accounting experience, preferably in real estate or property management Working Conditions: Office-based with occasional site visits May be required to work extra hours during financial closing periods or audits

We are seeking an experienced and highly skilled Senior Audio Engineer with a specialization in L-Acoustics systems. The ideal candidate will have extensive experience working with L-Acoustics sound systems in live events and will be responsible for the design, setup, operation, and maintenance of the audio systems for one of our client venues. This role is crucial in ensuring the highest quality sound production for events ranging from concerts to corporate events. Responsibilities: System Design & Setup: Design, configure, and set up L-Acoustics audio systems tailored to the venue’s acoustics and event requirements. Sound Mixing & Tuning: Handle live sound mixing, ensuring optimal sound clarity, volume, and balance for every event. Utilize L-Acoustics network control software (e.g., LA Network Manager) for tuning and system optimization. System Maintenance: Perform regular maintenance and checks on all audio equipment, ensuring L-Acoustics systems are in optimal condition for all events. Collaboration: Work closely with event producers, technical directors, and artists to understand their audio needs and provide solutions for sound design, coverage, and technical support. Troubleshooting: Quickly and effectively troubleshoot and resolve any technical issues that arise with the audio systems, especially during live performances or events. Equipment Inventory: Manage the inventory of all in-house audio equipment, ensuring the availability of necessary gear and assisting with the procurement of additional equipment when required. Requirements Expertise in L-Acoustics: Proven experience working with L-Acoustics audio systems, including loudspeakers, amplifiers, and network control software. Knowledge of L-Acoustics modeling tools (e.g., Soundvision) is a plus. Extensive Audio Engineering Experience: Minimum 5 years of experience working as an audio engineer, with a strong background in live sound reinforcement, system design, and mixing for large-scale events. Technical Proficiency: In-depth understanding of sound system components, signal flow, acoustics, and digital mixing consoles (e.g., Avid, Yamaha). Strong Problem-Solving Skills: Ability to troubleshoot audio issues quickly and effectively, especially under pressure during live events. Excellent Communication: Strong communication and interpersonal skills, with the ability to work collaboratively with artists, event organizers, and technical teams. Detail-Oriented: High attention to detail, especially when calibrating and tuning sound systems. Flexible Schedule: Ability to work evenings, weekends, and irregular hours as required by the event schedule. Preferred Qualifications: Certification or training in L-Acoustics products and systems. Job Description: - Perform troubleshooting and diagnostics on concrete equipment (e.g., concrete pumps, mixers, batching systems). - Conduct routine maintenance and preventive servicing to ensure equipment performance. - Carry out overhauling of mechanical and hydraulic components, including engines, valves, and control systems. - Assist in on-site repairs and field service visits across project locations. - Maintain service records, job sheets, and follow work safety procedures. - Support senior engineers and collaborate with parts and operations teams. - Reports to Service Deputy Section Head Qualifications: - Minimum 3 years of hands-on experience working with concrete pumps (troubleshooting, maintenance, and overhauling) - In-depth knowledge of hydraulic systems, engines, and control circuits used in concrete machinery. - Must be currently residing in the UAE. - Valid UAE driver's license is an advantage - Must be not more than 40 years old. - Technical diploma or degree in Mechanical or related field preferred. - Ability to read and interpret technical manuals and schematics. - Strong problem-solving skills and a proactive work attitude.
